HAHAHA - "smaller" and "400k" don't go together very often in the southwest (except in Colorado and California :cool:)

In my area, 400k could buy you a brand new, 3000sqft upscale "mini-mansion" in a gated community with a really nice golf course. :cool: Or, it could buy you a pair of nice 200k house- One in Flagstaff to spend the summer among the pines, and one in the Phoenix or Tucson area to spend the winter among the cacti...

For mellower weather, you should look at the smaller towns/communities across the center of Arizona (Payson, Strawberry, Pine, Prescott)- These areas are cool enough to have trees instead of cactus, and summer temps that max out in the 90's (low 100's days are rare, and never last for more than a few days at a time), and ditto the winters: cold, snow will fall during the coldest storms, but will rarely stick, and after the storm passes, the next warm spell will clear the ice on the roads rapidly; A cake-walk for a relocated mid-westerner.

I always wanted to live in Wickenburg,AZ look it up, you would love it, although it is about hour from PHX, very cool cowboy town, real cowboys...ask anybody who has been there...Perfect for a Cobra in the barn...

A big yup! Used to visit there with my Dad every winter when he was snow-birding in Surprize, AZ. Wickenburg is a cool town for sure!:cool:
