It actually sounds a bit high - our LMA is $150/6 months. But you need to look at how large the areas they maintain are and how many properties share the costs.

In Colorado and Nevada the association documents shall be provided by the seller to the buyer and, just like a home inspection, represent an escape clause. If you aren't in a purchase situation then you can ask to view them. On our sale in CO we acquired them in advance and were able to copy and distribute them without having to go back for each copy.

That package should include the CC&R (covenants), bylaws and financials. The financials should have their costs, a list of capital improvements, and the reserve amount. Our area has a couple of "capital" items - a gate and some entrance signs - that, unfortunately, seem to attract vehicles like magnets, and need to be replaced/repaired so they hold a reserve for those items.

Since I sold my trailer, I have room to park another, but someone would have to deal with Mrs. Bebout re the issue.

:eek:The hill behind us is called Look Out Mountain because you have to "Look Out for them there Snakes, Coyotes, Piggy’s, Jackaroos, and Werewolves. Keep your shotgun handy out in Buckeye.
Worth mentioning again: Traffic is a nightmare in Phoenix (Little LA). Going Coming west out of Phoenix after 4 is god awful. Going or coming from the east side is just as bad. If I had to go to Chandler or Mesa after 2pm I wouldn't go. After 6.30pm it calms down but what a pain in the ass. Then they build a tram down the Central Ave Path. Are you kidding me? They should have built it down center of 51 from 101 Area and ASU and Airport.
HMO suck:mad:! If you have white trash living in your neighborhood and their house needs painting, landscape care etc; there is nothing better then sending them a letter and CCing all the neighbors to bring attention to the issue. Sometimes help is needed if they have fallen on hard times. (Of course there never is a Sound Level Rule or Oil %/Dripping band visible on drive way on/for Cobras.:rolleyes:%/ You can't even burn your fireplaces except for 2-3 days in a century. How did we all make to 60 without all these rules.
No loud noises, no smoke stacks, no oil, no yard watering, no walking after 7pm at night, no loud colors, no *****ing housewives, no loud dogs...WTF!
Of course you should buy in Buckeye so you can smell Palo Verde and be the first ones to go when they get us...... depending on which way the wind is blowing.
What ever happened to open air living like the Midwest where you could sit outside and watch the open yards between homes and sneak a peek at your neighbors wife:eek:
