I just want to get rid of it, and not lose any money in the process.
I'm in need of a real estate broker, I think, or maybe a real estate attorney in Arizona?
Inherited a one acre lot in Rio Rico Estates, Santa Cruz County, South-Eastern Arizona. It's only appraised at a four thousand, so I really don't want an attorney; (would maybe cost more than the lot is worth). It's still in my Dad's name, and he passed 20 years ago. I need to get transferred so I can try and sell it.
My Mom's Trust Attorney, did not know what to do with it, in fact he had not done anything with it the past 18 months, so I told him to hand the information over to me so I could do his job for him.

I've already had a couple of great suggestions PMd to me, thanks.

I'm a little amazed that your trust attorney didn't know how to handle this - moving property through a probate is one of the most common things in closing an estate.

At any rate since you said taxes have been kept current it means the property hasn't gone through the tax sale process and that you still own it.

You should however check with the county assessor to see the current status of the property and then see if they can help you get the deed transferred. I say start with the assessor since they won't charge you to answer the question whereas an attorney will. For a property that is worth so little the attorney fees will eat up the resale value but maybe you'll get lucky here and a sympathetic attorney will volunteer :)

Once you have the deed in your name, then and only then can you sell the property

I'm amazed by this Trust attorney also, been fighting him and Mom's 2nd husband for 21 months now. We will most likely end up in court.

Went to assessors web site, found some info/maps, then phoned them this morning and they sent me to Clerk of the Court, left a message there at 8 this morning, have not heard back.

Yup, also, and don't know why I did not think of this earlier, I have a cousin living in Arizona, he's checking into it also.
