I think for your set up the price isn't really out of line. Just give it some time and post it on as many venues as you can to see where the interest is, IMHO.

Hi Tom,
Here's a thought:
My neighbor had a property for sale in the northwoods of WI just beside a river. Tried selling it at a listing price of low 200's. Two years, no bites. :confused:
He then lists it again with a realtor who markets it in the high 300's. SOLD!! in two weeks. :D
Think about it.....

bump for a great guy. I know he is on vacation down in New Mexico so that is probably why is phone is off. He goes there for quite a while in the summer. But he is due back. I know he comes on here alot. If he doesn't respond to you, pm me and I will giet him to call you.
