Are you set on living at the beach, in "The Valley", or on the Central/Eastern side of the state? I'm not criticizing your decision at all- Cannon Beach is definitely one of the gems of our coastline, but as native Oregonians know, there are lots of little gems along the Coast that aren't as expensive or exclusive. However, finding a good school district might be a little harder at the coast. Lots of small towns with small school districts, so you might want to check with a realtor in this area to get that information.

It would be a great idea if you spend a week just travelling around the state before you make a final decision. Staying in a rental for a few weeks/months will give you an opportunity to see the rest of the state before making a decision.
There is so much gorgeous country in this state from high alpine deserts, to lush rainforest, to ocean front property that it is a difficult decision for most of us. I think that is why most of us live kind of in between everything. In the Portland area, you are 1 1/2 hours from the ocean, 1 1/2 hours from the mountains, streams lakes, and 3-6 hours from desert, canyon country, Canada, California, and lots of other things.

I'm a General and Electrical contractor and if you're thinking of getting out of the business, you won't be wanting to start up here as it is really difficult to get all the licenses, insurance, and other registrations lined up in a reasonable time. Building your own home is pretty easy though.
BTW, a 2500 Sq. ft. home in the Cannon beach area will run you at least $500K- dirt is expensive on the coast these days.

BTW, if you want peaceful- Scott's neck of the woods is absolutely gorgeous, peaceful, and somewhat remote but close enough to big cities to have everything you need handy.
