HOA's suck out there. I understand the fees are really high.
There are few services available within 15 miles, but Safeway should be up and operation by the end of the years. No gas, a new bank, some retail space and some community buildings.

Hmmmm...quick comment here.....For what you get HOA is very reasonable, it is only $79 per month which includes fitness center, heated lap pool, outdoor pools, water slides, use of provided boats on lakes and catch and release fishing. As far as "no gas", there is a convenience/gas store, Safeway to open soon.
