1) Never say NEVER!!!!!

2) Refinance it right now to a fixed rate for 15 -20 years.

3) 9% will be your rate when it has a chance to adjust.

4) Most Hybrid loans adjust after the first 3-4 years and then every six months afterwards. Check your paperwork and make sure it is annually instead of bi-annually
