Same goes for a commercial or residential property, if you had approached me to sell my building, then you did not follow through on time per the contract to purchase, you would lose your deposit and that is that. The deposit is earnest money to keep you from backing out of the deal and wasting everyones time. If the deal goes south, hopefully the deposit is enough to cover the time and energies wasted...In this case, you were the one who wasted JBo's time and he has the right to be compensated for it. Once again sorry if my response gets you angry, but you did ask the question and wanted my honest answer, or you would not have asked the question in the first place.
