To the best of anyone's knowledge, CSX, ERA, Kirkham, Unique, BDR, FFR appear to be making money, why not Shell Valley?

As for the "cost to build" or "investment" versus the sales price when done, WHO CARES. Have some fun everyone and take your Cobra out this weekend for a ride. Have you hugged your Cobra today?
