Got the plans through the local council without issue, as size and setbacks were all within standard specs.

Thanks for the info ... sounds very well engineered and it will be one solid structure that's for sure!

You will need to pardon my ignorance, as the majority of residential construction in California is with timber on either a slab or raised foundation, which is what I am used to seeing. There are shear walls and steel clips for earthquake resistance, with typical roofing consisting of composition shingles which are light weight and fire resistant.

Look forward to your progress ... and more importantly, what kind of cars find their way into your new shed :)

Slab down and first 800mm of wall up.
Wall to be core filled then tanked on the back to water proof before the aggy drains go down and back filled with rock.

The wall closest to the camera is a step up to the existing garage area.

All non-retaining walls on the bottom level will be framed and skinned with render bricks.

The garage entries will be a 4.8m and 6.0m panel lift, about 3 metres in height.

garage update
 
The old Garage has been cleaned out. Doors removed and prepped ready for a new slab to be laid.

View from the driveway. We had a hold up over the Easter period due to some reengineering for the steel work. The uprights came today. beams should be here tomorrow.

Once the new floor is on, the old garage roof will come down and work will start on the second level.

Inspected today, pest spayed on Friday, concrete in on Wednesday.
Steel beams should arive tommorrow, hopefully they can crane them straight off the truck and in to place. Then we need to get the ground floor lid on and get the brickies in again.

The crane truck arived this morning with the large steel beams.:)

It is currently on it's side in the drain opposite my house waiting for another bigger crane truck to arrive to pull it out :CRY:

Floor joists 400/75mm at 300 centres.

If I get rid of Judy I could put in a hoist and get an other half dozen cars on the second level :)
