Tony/Pat,

I would like to thank you for opening your beautiful home this past weekend and hosting a wonderful holiday party. It was great to see many of our breakfast gang there with their lovely significant others. The food and company was great. Only problem was that it didn't seem like we had enough time to socialize with everyone and tour the entire Ripepi compound. (maybe a summer version is needed

)
