No, I would hire Mr. Mustang and pay him a flat fee plus a healthy percentage on the margin between my top comfort price and whatever it is he was able to close on.

I'd go a different route. I'd hire a really beautiful woman and have her wine and dine him, then make a deal.

I hear ya... but I don't think that would work here. In fact, he might not even sell it to her for the asking price.

That won't work when it comes to hard money. Such distractions may be enjoyable, but in my experience when it comes to "nut cutting", well...
I used to hire attractive sales women. They would wine and dine client etc, but when it came down to it the client basically said "OK, so now who do I talk to about the deal". Then it goes back to pure business...
