The bondholders could have forced a liquidation, but once the assets were distributed they would probably have less than they do now. I am not at all happy as to how that turned out, but I am not surprised either. Obama had favours he owed to unions. Other administrations also owed other groups that were paid up to the detriment of the country. As long as we keep electing people from the same two parties we will continue to get the government we deserve rather than the government we want.

Novel idea....it's your house,if you want to remodel to save energy and/or increase it's value or for any other reason....YOU PAY FOR IT. DUH !

The local utility is just going to increase it's rates that 50-75% to pay for it.
The State will once again raise it's taxes to pay for the Rebate.New York is already broke but they are suppose to buy you some windoews ???
The U.S. is now broke but maybe Obama will jack up the taxes to pay for your windows ??

Freddie...I'll give you a pass (once) for talking like an a$$hole to me....but energy rebates have been a fact of life for decades.

If I want to put solar heat on my house, for example, the net cost is almost zero after all the rebates and tax credits...and they were given to us by the conservative legislature.

This is nothing new... it has been proved to be a good idea.

Nothing is wrong with the initiating of the thought process.

I certainly agree, that we, as human beings need to conserve our natural resources and that includes the Earth as a whole.

The problem with the thought is who is going to pay for it? OK, Well the home owner will pay for it before the home can be sold. Right?

WRONG.
Realtor.com has right now for sale 4,151,687 properties. I am not foolish enough to think they all have structures on them. However most of them do, and this does not include all the For Sale by Owner homes, nor the homes that are recent in foreclosure or on the auction blocks, nor the homes that are for sale and not published on the Internet elsewhere.

My point is there are MILLIONS of homes for sale right now. As you all know the market has taken a "little" dip in the last few years. Economist, (many on Wall Street) now estimate that an overwhelming 70% of all homes that are for sale right now in this country are in a negative equity situation.
If the home owners are in a negative equity now, where is the money going to come from to pay Sales fees, Settlement fees, back taxes, and then the upgrade fees in addition to that?

From the Federal Government. Right, The original statement is the Government cannot pay what it has now, so are you suggesting we borrow money form the Chinese, to loan to the Federal Government to give us credit to remodel our homes when there is no equity now? How then will changing the windows, give us enough equity to sell the home and profit? It won't!

Of Coarse not, your smarter than that.

Yes, there is a problem with older homes, yes we need to save the planet, yes we need to cut back and conserve electricity (and water) yes, yes, yes. I agree with most of the reasoning behind the thought.

It is the solution that is stupid, in my opinion.

If we, as builders, continue to adhere to modern construction techniques and Energy Star standards that are currently in place Attrition will take care of the rest. Sure you will have older homes that survive and get remodeled. I agree. You should also agree that most (heavy in the MOST) people tend to upgrade when they remodel. That would include energy efficiency items.

It is the making it MANDATORY, before a home, (or building) can sell that I think is wrong. Isn't there enough For Sale properties right now that will get foreclosed on because the owners don't have the equity to pay for professional marketing to aid in the sale, or do we really want another, 4.2+ MILLION foreclosures?

It is possible.

Yet you STATE that the Government WILL or COULD be benevolent in the application of the unconstitutional Cap n Trade bill! The logic of that may be clear to you, it is non-existent to me.


The obummer admin. has been non-transparent, dissembling, and bullying since day one. Spending well beyond insanity, lying constantly, about everything. Kowtowing to political favoritism and lobbyists at an astonishing rate after promising that NONE would happen.
The CHANGE has been favoritism, lies, and corruption on a level heretofore unimaginable.

They are only devising a national standard, and passing the info on so that it can be implemented in new houses, and applied to older ones IF DESIRED!!!

Juan Williams just asked Bill Burton,Deputy White House Press Secretary,on Live TV how having this mandatory remodeling be a good idea in the present economy.

He said it was a good idea because it would bring down the use of energy.

NO DENIAL that is was in The Bill.

Let's say everyone is force to upgrade to the new green standards, everyone pays, the homeowner pays but wait there a gov program for that, oh wait there goes our tax money so the homeowner again. Now let's say that get all paid for by magic gov. beans and the "desired" effect happens and lets says electricty usage goes down 25%, well look out cause the Power companys are going to sit still for a 25% reduction in revenue the rates will go up. Oh the Power companies have ther own Green standards to meet which is going to cost massive $$$ and guess what we aregoing to pay for that too either directly through higher power bills or through a gov program to the Power companies which you guessed it we are paying more as well as our kids and grandkids. When was the last time the government did something right? They screw this up too.

It is a long read but look up HR 2454 and read section 202.8. That whole bill is nothing but tax increases on everything they can think of.

How dare you read that bill our representives have NOT read that bil yet. Oh wait they did that on purpose... so when they are asked about something in it they say ...aaahhh I didn't know that was in there. I think the Dems are going to be in for a surprise come 2010.
