If I were in your shoes hauss, this is exactly how I would approach it!
Still leaves you at least $20k for any upgrades or repairs or a down payment on a motorhome.

I still gotta work for a living so I don't generally have much time to rack up my post count. But, my username is the same on all the boards I've been on over the years in case you want to go "digging for gold".
