lol . On the cobra ...not yet . Was planning on one this spring , But paid down alot of debt with the money , probably could have got a Kirkham instead . Growing up sucks lol . Still if we move to Phoenix It should be a lot easier to get one , they give them out when you cross the state line right ? lol that and Coyote tickets ! Wife just called she printed out the power point at work along with a cobra pic. Can't wait to see it .

I hate HOA's. I don't care what they provide. I have a problem with someone else telling me that I need to pay them to live in my house.   When I can work on my cars or how high my weeds should be.

Where you decided to buy a home should be dictated by where your office or work place is located. If downtown PHX, that is the worst commute drive the valley. Try to live close to the office. FYI-do not go up north to Anthem.

I do not have an HOA to contend with, although in some instances, sometimes I wish I did. I get perturbed with the way some neighbors have maintained their property, since it detracts from the entire neighborhood and lowers everyone's property value. That being said, I am glad I don't have any monthly fees to pay and nobody to tell me "how white my shorts should be". I just want my cake and to eat it too.
BTW, I have not bought very many homes, in my lifetime, but on every one of them, I was informed of any CC&Rs and of any HOA stipulations, before I entered into the contract to purchase. Is this not required by law? I guess that if the rules and regulations were not to my liking, I would not have agreed to the contract. Justa a thought or three.

I'm a part time broker in Colorado. Our listing contracts require disclosure of the existence of the HOA and the fees, and that info is present in the MLS listing and appears in the online flavor as well. Our purchase contract requires the broker to record the HOA fees, and one of the deadline dates is a copy of all HOA documents (CCRs, bylaws, any assessments etc.) The title company usually handles getting the HOA paperwork from the association although resident brokers in subdivision offices will have it readily available.
I would guess that most states require this disclosure.

Many good homes in the Surprise area, new and used. A good idea is to get a local real estate agent, and he or she can help. As for an HOA, good and bad. The good is they help keep your home value, the bad,silly rules and knuckelheads . I know that George Roberts is a real estate agent, and Cobra owner. We came out to AZ for 2 weeks and stayed in different areas to see what is was like. We found a great agent, and she put us on the right track. Our trek to find the right home took some time, we were here in Mid-May, and were told to come back in September, because prices would be lower, kids back in school. Just remember that it is a dry heat. You learn to do things early in the morning or when the sun goes down. Also when looking for a new home, you want a north - south facing home. You do not want the sun setting on your patio , its useless . Another thing to make things more livable , is to install a pergula , is a covering that brakes up the sun on your patio, also have misters installed, a small amount of water is sprayed out on the patio to cool the air temp. Construction crews start at the butt crack of dawn and are done by noon or 1. Same in Vegas.
Misters really help. They are very common at restaurants and bars that have outdoor seating.

I don't mind the dry heat I was born in semi-dessert plus 40 ...sorry I mean plus 100 is fine , not big on humidity though so all good . When we lived in the Caribbean the lawn guys would start at 5 in the morning , and use weed eaters instead , hate that noise . Scully thanks I will do that . The wife loves Pergolas your gonna get me a honey do list with that kind of talk lol

If your a golfer, your wife and you might want to check out a golf course lot , keeps price of home from dropping in price , kind of a hedge . If you are looking at a 55 and older community we live in one. Must be 45 or older to buy, if you sell , you must sell to 55 or older. We love it and great neighbors, no one tries to out do anyone , we have all made it and dont have to prove anything.

45+ is sort of our mindset , thats part of why we think we will like Phoenix in general , But were just young pups , relatively speaking . I'm 35 , the wife is 32 and we have two preschool daughters . We do like the gated community/golf coarse idea though . Golf and fishing year round . Snow and skiing if you want it , within driving distance . Arizona sure sounds great .

SDR, Can I assume that you are committed to the Phoenix area ? I can't think of a worst place to live in Arizona. The AC runs 24 hours a day, from May 15 to Oct 10. With the canels,the humidity is almost as bad as Chicago. But then I am living in Tucson, which is 1,000' higher and cooler. ( OK you Phoenix guys - tear into me) John
