You might want to consider the job situation. I don't know what you do, but in today's economy I would think twice about just dropping into a new location without a job lined up. I can't say you shouldn't do it, since my wife and I did that very thing in 1975 (as my uncle did in the 60s), but things are a lot different in the valley now. Back then, Motorola, Digital Equipment, Honeywell, CDC and others were hiring new college grads like crazy. Most of those businesses either no longer exist or have redirected themselves. Intel (Chandler) is the only active silicon fab in the valley. Overall I would say that Phoenix (area) has a better chance of a job than Tucson.

Of course if you're self-employed or have a remote working relationship then you're lucky and should go for it.

Have you considered Colorado?

Tucson was oour second choice when we moved from Ohio, 'way back in '78. We liked the town but didn't like their water problems (still exist?), liked the greater oportunities we found in the Phoenix area, and we've never been sorry for our choice. Now, if I had the bucks to live where Tucson John lives, I might be almost willing to make a change. Drop Dead Georgeous scenery at the foot of the Catalina Mountains!

mikiec,
Be careful our anniversary party is in an association. I live in association that will not allow cars in the driveway. I read the CCR's BEFORE moving in and new what I was getting and agreed by purchasing. Yes some BOD members can be idiots.

Dennis,

I live in an HOA. I was on the board for 3 years. The next place will not have an HOA.

That said, If given a choice between HOA or Tucson next to John.........

How's the first Saturday in December sound?

Mike

OK...Come on...John, Dan and Mikie.....let's get him to move down here......as you know, almost all the newer homes are in HOA's....it just seems to be as it is down here now....I know all the properties I have sold in the last 2 years have been in HOA's....as much as we complain about them...they do take care of the neighborhood (neighbourhood - CDN)........Sonny, if you have any questions, please don't hesitate to give me a shout....Cheers...Posi....

thanks guys . I m looked after and the wife runs hotels , there is about 50+ in her chain alone in the area . A major reason for moving is home prices , best deal on the continent in a beautiful area . The prices up here are pre-resession and still rising . We can get a nice home here or a !@*&% ARE you kidding me! home there . and cobra's as far as the eye can see lol . My first place was a HOA I was also on the Board ...funny I was 22 the next closest age in the HOA was 20+ years my senior The more things change the more they stay the same . Still the HOA can be a pain - Dont tell me what to do in my yard !-yadayada

If you are mobile then this is a good time to "move to your dream location". Housing prices are depressed everywhere, and some areas will recover faster than others. I think this is at or near bottom with probably another year of uncertainty, where prices may decline more but not at the rate they have been for the past two years. There are still a bunch of ARMs that will time out, but the good thing is that if people haven't already fallen, they will see their rates adjust DOWN not UP. Their problem will be the temptation to refinance when the ARM expires, and the property value may not make that work if the property won't appraise. That is why I think another round of foreclosures will occur when the economy starts to recover.

(I'm a broker and think of this stuff alot.)

Meanwhile, if you like the west and are looking for good property values, Vegas is probably your best bet. Lots of very nice properties for rock bottom prices. People bought at the highest market in 20 years there and there are lots on the market. Phoenix area is in the same place. Colorado is too.

Good Luck!

Vegas has a Bass Pro Shop in a casino I love that place Vegas is about 4 hours from Phoenix. And it now has a BJ auction of its own. I like both places.

Danr55, seems I recall 116F was a very nice, but warm temperature since its dry heat, in China its that plus 100% humidity, now that's miserable. tin-man

That would equate to +66 which would be more than acceptable. However, since Mom Nature doesn't roll that way, we're stuck with 116. What a hot mother,,,, and George, not that kind of Hot Mother.. it's miserable outside right now.

He must be driving the Shelby hard to get to Vegas in 4 hours.....oh he must mean when the new bridge at Hoover Dam is open.....I used to have a delivery fellow in Montreal who said he loved the cold. He used to say (in French) that when it is cold you put on another sweater, but when it is hot, you can only take off so much......it was 100° last night at 9:15. Our pool is 92°, but it seems refreshing, when you first get in......then you shiver when you get out. I've seen us have a fire going in the fire pit when the outside temperature is over a 100°. Hey everyone....Have a GREAT weekend....Posi.....
